A Look at Large Clothing

Many mothers-to-be choose to buy large clothing than maternity wear because the latter is much more expensive. It is quite irritating that once a piece of clothing gets the maternity label, it immediately becomes over-priced. Frugal women have found a clever way out of the situation - they purchase regular clothes in larger sizes.

When pregnant, searching for the right clothing is sometimes tricky. Although there are many large-sized clothes only few actually look good. Consequently, finding proper large clothing is a bit of a challenge. Here are some tips what you could look for when you are searching for clothes while expecting a baby.

First of all, even if you don't feel like spending money on maternity wear, you'll still have to buy at least some pants designed for mothers-to-be. There is no getting around it. You can find many nice and comfortable maternity pants; maternity jeans are also available if you would like to invest some more money in clothing. Whatever you choose, just keep in mind that when it comes to pants large clothing will simply not do.

As far as buying underwear is concerned, you don't have to worry about it. You can just purchase large clothing that suits you best. Finding larger sized panties and bras will be an easy task.

If you are a nursing mother you might want to have nursing bras. My advice is not to bother buying them. Find nice bras in large clothing stores instead. When trying on some pay attention if they provide enough support and if they are easy to unfasten. I personally didn't like the difficult clasps of the regular nursing bras, so I purchased some larger-sized bras.

Many mothers-to-be insist on having maternity shirts but you can save some money and buy big shirts instead. I had a favorite shirt which I wore during most of my pregnancy; it was not a maternity shirt, I took it with discount from a large clothing store. My husband's large clothes were quite helpful, too. As I had a winter pregnancy, I needed large pullovers and big button down shirts which I was lucky to find in our closet. My husband didn't mind giving them to me, so I had plenty of comfortable outfits to wear at home.

When you are expecting a baby, you should invest some money in purchasing a few pairs of good maternity pants. As far as all other types of clothing are concerned, you can buy them all from a large clothing store. You can also buy a large hospitable robe or any kind of sleepwear, but don't bother looking for maternity night gowns as they are not comfortable at all.

Choose the right bra that appeals to men

Wearing the quality bra takes lots of pounds off you. You look slimmer and younger with the right bra. No more worries about sagging breasts

Men basically are visual creatures. They are turned on by what they see. More importantly , the teasing and expectation factor generate more thrills and excitement for him. It is the anticipation that whets his appetite and brings about excitement and tantalize him.

There is such a wide range out there that one can simply get lost in it.

The trick is to find bra that convey sensuality and femininity and class. You shouldn't pick those that convey an image of slutishness or which give an image of a whore.

Men are easily turn on the female form . Buy a bra that bares so much skin as possible and yet teases him by covering your assets.

You want to pick one that men can find it easy to take out. Imagine the frustration during your most intimate moments with him and there he is stumped by your bra and wonders how to unfasten it. Get a bra that unhooks at the back rather than the front. Both you and your lover can take it off in double quick time . Don't let him be embarrassed during such romantic times.

Pick bra which are soft so that he can feel your bosom beneath the bra and this is a merely a preview of what is to come.

Men love lacy bra. It conveys a softness and delicacy. Other soft fabrics include cotton , silk and satin.

Choose Lycra / Spandex as they stretch and hug the body and shows off your curves. Lycra / Spandex retain their shape better too. Microfiber fabric is made from ultra-fine man-made fibers. It is super lightweight , feels silky and makes undergarments mold to the body making you look sexier than ever.

Bra with underwire will also give support to your breast and give a fuller bosom.

Buy bra with adjustable straps so that there will be no slack on your back. By tightening the straps the bra cups can be pulled upwards giving you the appearance of bigger and perkier breast.

Consider wearing demi bra that covers your breast partially. It's a great idea as it allows you to wear low cut dresses or blouses and maybe unbutton one or two buttons on your shirt.

For women who want to boost their assets, consider getting a push up bra to drive your man crazy . It makes your cleavage fuller and ample . Other bra that does the same trick is the padded bra. Some bra may be filled with liquid to enhance your assets. Consider these gel filled bras.

We come next to colors. I find black, pink and red very seductive and desirable.

Also consider choosing skin tone colors. Men just go nuts thinking you have nothing on. Heighten the excitement further by going sheer. Furthermore, skin color bra lets you wear any outfit without the bra being obvious.

Your clothing can be used to further enchance the sexy appeal of your bra.

You can either wear a sheer white blouse with black bra or the other way around.

It will surely get him talking.

Expose part of your bra when your are wearing spaghetti or strappy dress or blouse. Celebrities like to show off their bra straps too. Shakira, Avril Lavigne and Jennifer Love Hewitt occasionally show them off. You can match the bra with your clothing or you can have contrasting colors with your clothing and match your bra with your lipstick or jewelry color too.

Nursing in Crisis: How Hospitals are Dealing with the Shortage

The Current State of Nursing

Healthcare delivery has undergone critical change over the last several years, and the nursing profession has changed along with it. The end result: A reduction in the supply of qualified, experienced nurses. Those who remain are working under conditions of heavier case loads, technological complexity and increased acuity of patients. A condition which once warranted a lengthy in-patient stay is now treated on an out-patient basis, largely because of managed care requirements.

According to Debbie Pickup, Director of Human Resources at Southcoast Healthcare System and a former R.N., The nurse's role of patient care is the same, but the importance has escalated. Since hospital stays are shorter, a patient who undergoes surgery used to stay for one week, but now only stays two to three days. Nurses must assist the patient to bring him or her to a functioning level and put together a plan to support the patient and assure quality care, while discharging sooner. According to Barbara Munro, Dean of Nursing at Boston College, Nurses have said that the problem has been the working conditions - too few nurses, not enough support, an uncertain future, and forced overtime.

The role of patient families has also changed in the last decade. Both patients and their families are more educated and involved in the process, according to David DeJesus, Vice President of Human Resources at Southcoast Healthcare System. Families used to trust the care of the patient to physicians and nurses; now it's common that family members stay 24 hours a day, ask questions about the care, and put more demands on the nurses.

Reasons for the Shortage

The current shortage in qualified, experienced nurses is not expected to improve over the next several years. In fact, the majority of senior level nurses and nurse managers are reaching retirement age. As they exit the profession, fewer nurses will be available or willing to assume a management role. The current climate of understaffing, 24-hour shifts, increased management responsibility, and increased acuity of patients often leaves younger nurses reluctant to fill the gap.

Dean Munro sees the problem continuing. Most nurses are around 45 years old, white, suburban women, 80% of whom are currently working full-time. As they retire, they often leave because they're burnt out; unfortunately, there are simply not enough nurses to replace them.

Only a few years ago, industry analysts were stating that there was an over supply of nurses - not so anymore. Why aren't there enough nurses to replace those who are retiring or leaving the profession? Hiring managers are finding that younger Baby Boomers and Generation Xers are no longer viewing nursing as a viable profession because of the difficult work environment combined with a desire for more control, quality and balance in their lives. In addition, women have more choices of fields to enter. As one 20-year nursing veteran put it, There are simply more options open to bright women interested in healthcare; before there was only nursing - now there is 'medicine'. I recently took my daughter to work one day, but frankly, I'm not encouraging her to become a nurse. The working conditions are horrendous, the responsibility is huge, patients are acute, and the workload index is high.

According to Dean Munro, the national level of enrollment for nursing is down, although applicants to Boston College have risen. Of 20,000 applicants, only the upper echelon (about 2,000) is accepted. Boston College, Yale, and other academic institutions are forming accelerated programs to attract those who wish to change careers. Accelerated programs enroll people who already hold bachelor's degrees in other fields into a one-year intensive nursing program or a two-year master's program. The average age range for program applicants is 25 to 35 years old.

Debbie Pickup from Southcoast Healthcare System witnessed an increase in the average age of incoming nurses. The age of new nurses used to be around 21 or 22; now graduates have varied ages, often in the mid-30's. For many of them, nursing is a second career. They enter into a more acute clinical environment, where patients are sicker and more complex. Although schools have changed the curriculum, entry level grads have only basic skills - there is a great gap in the readiness of the individual.

How Hospitals Attract and Retain Nurses

Hospitals must now compete with one another to attract and retain nurses in a very competitive market. Southcoast's DeJesus notes that some hospitals are using preceptor programs to ease the transition of new graduates into high-paced, technologically complex clinical settings. Since new grads need more clinical experience, many hospitals create a professional development transition program. In addition to a week-long orientation, this program combines classroom time, and practical time with an experienced staff member for six months. This mentor relationship helps with a gradual introduction. Preceptors are trained and compensated. Mentors are often volunteers. It is a supportive transition that has received a very positive response.

Hospitals have had to be flexible in their approach to overcome the shortage. Use of travel nurses, for example, fills gaps whenever needed. Many nurses, particularly older nurses, often work per diem to keep working without the pressure of a full-time commitment. During a shortage in the early 80's, some Boston-area hospitals even recruited nurses from other countries, such as Ireland. Other approaches include sign-on bonuses worth several thousands of dollars, referral bonuses, and flexible hours. Flexibility of hours may allow nurses to work three 16-hour days, for example, with the next four days off. For women with children, a flexible schedule can be very important.

Southcoast's Debbie Pickup adds, Most hospitals are now focusing on retention. It is becoming critical to pay attention to all factors that are important to RNs in the clinical setting: having a voice and the ability to have some control over the practice of nursing. For example, a unit council meeting takes place on a regular basis and identifies issues and concerns to patient care. Years ago the nurse manager addressed this issue. Now TQM requires that more people are included in the problem solving and decision-making. Staff members are more involved in operational issues. Although some individuals still prefer that management fix all the problems, for the most part it works quite well.

Pickup added, The professional relationship between the nurses and physicians plays a factor on retention of nurses. If there is a good relationship, one that is consultative, respectful, and supportive, then job satisfaction is increased. If, on the other hand, the relationship is not positive, there is a higher turnover in the nursing staff.

Dean Munro strongly suggests that hospitals work closely with the nurses to determine their needs and establish their value to the organization. Perhaps the best ICU ever created was when nurses worked with the architects to design the unit. They designed a better unit simply by talking with the nurses.

Her advice to hospital management: Work with the nurses to see what is needed to improve job satisfaction. The number one concern is not always salary - it has to do with improving working conditions, being recognized for what they do, and obtaining the opportunity to learn new things. Nurses need to get a sense that they have done a good job for their patients. Listen to the nurses. Empower them. Make them part of the process. That process will be improved and so will the quality of patient care.

Breast Cancer: Battleground Stories

A slip of paper with the information below was handed to me by one of the brave women I had the pleasure of knowing during the meeting of a local support group. She said, Whatever you do, make sure at least one person reads it.

Of all the cancer related deaths, breast cancer is the second cause of death after lung cancer among women. This disease strikes the male population as well. An estimated 40,200 women will die of breast cancer this year, but many may be spared by early detection. Some medical providers may be offering low or no cost mammograms.
Some referrals for information:

I had asked a friend to ask the group to let me sit in on one of the survivor meetings. When the group accepted my presence, we met in a comfortable lounge with five wonderfully vibrant women and two robust men, all ranging in ages from twenty-eight to sixty-four who had come together to talk about their battles of survival and their innermost feelings. They told me that they were twenty-two people but a few couldn't make it to this session. Having two men in a group like this was unusual because men refuse to tell their problems in a group setting, especially about a disease like breast cancer that is known to be a women's malady.

Celia, the first one who spoke, was twenty-four when her cancer was detected. Now, she is forty. She said, her cancer comes back uninvited every few years. She is currently under treatment again. There were times when she wanted to do away with herself to save her parents the heartache and trouble. She still has awful nightmares. The night before she had a hippopotamus chasing her into a lake filled with milk. Celia is a very bright woman. She doesn't easily give in to depression and has an indomitable spirit. She said what she tells here to the group, she'd never tell to her family or to her doctors. The group has always understood and respected each other's confidence.

During her first round of treatments, Celia got to know one of the male social workers. It was the best time in her life, although she looked awful with no hair and an uncontrollable nausea. He became her lover while she was in treatment. She said, he held her while she vomited, took off from his work to be with her on her bad days, and waited for her at the door while she was going through chemotherapy. As soon as she was given a clean bill of health, he left her; she was devastated.

Why is it, she asked the group, Some men love women only when they are in despair? Then she answered her own question, Saving the damsel in distress syndrome! It inflates the male ego.

I couldn't help but reflect that this affair had hurt Celia more than the illness. Still, she tried to have a positive attitude and considered herself a survivor, even though her cancer had returned again.

Eileen, the bubbliest in the group, was forty-one when the cancer was discovered. There was no breast cancer in her family. She was an athlete who ran every day and played singles tennis twice a week. She ate a low-fat diet with practically no red meat. Moreover she had a mammogram done when she was thirty-five and then another one when she turned forty. Both those mammograms' reports were clean. Fortunately she examined herself frequently. Several months after her last mammogram she discovered a lump in her right breast. Three months later she went in for a follow up and had a biopsy. The diagnosis was benign but the doctor called her back in three months.

When she went back, the same spot showed some scar tissue. She wasn't afraid because she trusted in her first biopsy. She said, at the time, she had a 'this can't happen to me' attitude.

This time, however, things were very different. The breast cancer was in her body, but Eileen wasn't going to give up. She obtained all the information she could get her hands on.

She says she went through a wide range of feelings. The strongest emotion she felt was anger. She went around the house kicking in the doors.

Eileen is one of the lucky ones. She is healthy at the moment and has finished her last reconstructive surgery. Thanks to advances in medicine, my figure looks better than ever, she said jokingly.

Martha has raised two children to adulthood after her cancer was discovered fourteen years ago. She has a wonderful, supportive, sunshiny attitude and she is a joy to be with. She has just retired from a twenty-five year teaching career.

Martha says she wasn't always like this. She went through all the emotions and then some. Now, she is learning to play the guitar, something she yearned for all her life. She is also very active in the affairs of her church. She prefers to believe that she is living with the cancer with gusto and in spite of it. She has done a lot to bring about cancer awareness nationwide. She has even attended fancy parties without a wig. I try to make at least one person aware per day, she said.

The oldest one in the group that day was Paul. Paul was already suffering from skin cancer when the breast cancer was discovered four years ago. He went to see a surgeon in another state because this surgeon was one of the few doctors around who specialized in male breast cancer. Paul has a wry sense of humor. He described with motions the funny incidents of himself getting a mammogram and of being pulled like taffy when almost nothing was there to pull. He said all the bad feelings he had experienced were already finished with he other C, referring to his skin cancer. So there was nothing left for this one. As he put it, he has been through the four horsemen: Mastectomy, Chemotherapy, Radiation, Tamoxifen. He felt bad only when he discovered his wife weeping secretly before the mastectomy. He didn't let her know he saw her. One person in the group suggested that maybe he should. He said he can't handle that.
Paul still cuts his own lawn and fixes things around the house but talking to the family about fears--his or theirs--is not his thing.

Sheila now believes that breast cancer is not a death sentence, even though her cousin, who was also her best friend, was diagnosed with this terrible disease around the same time as Sheila was diagnosed. Her cousin is no longer alive. She always wondered what we did wrong, she remembered. She felt, when her cousin died in a year and a half, her life had to come to a stop also. She went under extensive counseling because of it, and she discovered that her family, her children, and her life were the most important things.

Nowadays, Sheila sees her battle as a blessing. She believes her cousin would be living now if her cancer had been caught ahead of time. She volunteers at the clinic in her free time, especially counseling the newcomers.

When he too was diagnosed, Jonathan, the other man in the group, had already lost a sister and a cousin to this woman's disease. He was furious. He blamed the medical profession, God, his mother, his wife, his co-workers, the government, and everybody in existence. After the surgery, he picked a fight with the doctors accusing them of not paying enough attention to him.
Jonathan still felt that people were more compassionate to women with breast cancer. He said he didn't blame them because of the losses in his family but nobody knew how to give support to frightened men. I am not afraid of showing my feelings on the subject but the medical profession is not ready for men with emotions, he said.

According to him the best way is what they have now, the support group of survivors receiving encouragement from each other. He said, There would be more men here if we could only get them to agree to talk about it.

The last one of the group and the youngest, Karen, found a lump while she was in the shower. She immediately went to her doctor and asked for a mammogram and an ultrasound. The results were normal. They showed nothing nasty. Both the doctor and the radiologist thought that the lump was fibrocystic.

After a few months, Karen still had the lump. So Karen went to see a surgeon on her own. The surgeon also thought that the lump was fibrocystic. After two more months when she found few more lumps near the original lump, she forced the surgeon to remove them. On the surgeon's recommendation, she went to have a needle biopsy one early morning. Later that day the pathologist called to inform her that she had breast cancer.

At first Karen cried. She cried until she had no more will or strength to even stand up. Then she called her mother. Not wanting to face reality, her mother said, At your age? What are you trying to pull? Karen banged the phone down. That is when her anger surfaced and she promised herself that she would fight this tooth and nail. She told us that she owed her life to her mother for making her angry enough.

Later, it was found out that Karen's cancer was the aggressive kind. She had to go through mastectomy plus chemotherapy.

Karen's doctors are very cautious now. She is scheduled for a bone scan in a few days.
Karen has read practically all the literature on the disease. She believes in her chances of survival greatly because of the recent advances in medicine. At the end, Karen recited a quote from her notebook, The journey back is no longer or farther than the forward run. She didn't know who said it, but they all agreed it could have been any one of them.

I can't help but admire the bravery of these men and women, and not only of these seven but of those everywhere, fighting with this dreadful disease. The ones I met were radiant, hopeful, and with spirit. Their courage will always be an inspiration.

Backpacking Adventure Travel

If you are looking to take an adventure travel lasting a day or two, or over a long holiday weekend, a backpacking adventure travel may be a perfect solution. This type of adventure travel is usually easier to plan and will give you a nice break away from your everyday routine. Before you begin, you first have to decide how long you plan on being away.

If you plan on being gone for one single day, a daypack would satiate, but if you plan on going on a multi-day adventure travel, you would need to go for backpacking. With both these types, you would have to keep in mind a few more things. For example, the backpack for your backpacking adventure travel should come with sturdy shoulder straps. In addition to that, your backpack should also have enough padding and curves. This helps to keep your collarbone safe otherwise it would chaff it.

Another thing that must be understood with backpacking is having good zips. The zips should be strong and durable. And to make things easier for you, always try to opt for zips of the larger size. These types are always more reliable. Your backpack should also come with a good waist strap. And why is that essential for you? For the simple reason that it takes much of the weight off your shoulders and as such your shoulder would not get tired easily.

And the last thing that should be kept in mind before choosing your backpacking adventure travel is that the material of the backpack must be of the highest quality. You should not compromise on quality just because of cost. The consequences could be very problematic. Just imagine what could happen if the backpack gave out in the middle of your adventure travel.

So, you have got yourself a decent backpack for your backpacking adventure travel. Now the next thing would surely be getting an idea of the things that you ought to be keeping in your backpack. The very first thing that you should always keep in mind is that never in any case forget to take the maximum possible amount of water with you. You should also not forget to maintain sufficient amount of iodine tablets with you to treat the water you get while on your adventure. It is not possible to carry all the water that you would need during your travel and you are bound to use water from outside, and as such, iodine tablets are a must.

You will also need to transport food with you. If you pack each of your meals separately, you can save a great deal of space and you would be taking just enough food that you will need. In addition, you will also need to take some clothes. If you are planning a multi-day backpacking adventure travel, you have to take enough clothes with you to regular changes. You should also bring a good pair of shoes and do not forget a sleeping back and/or a tent.

Keep in mind that your preparation will greatly depend on the location you choose for your adventure travel, the type of terrain and the weather conditions for that area. Be sure to perform as much research as possible before you leave for your backpacking adventure travel to ensure you will an exciting and memorable experience.

A Man's Guide to Buying Lingerie for his Lady

Most men know nothing about picking out lingerie, which is understandable
because it can be confusing. What type of lingerie to buy, what size, what color
- how is a man to know? Here is a little guide to help you when choosing
lingerie for that special someone.

There are a few things to consider before you go out. What does she like?
Remember that you will not be wearing this - she will and you should go out with
the intent on getting something she will like. If she is not into lacey, tiny,
see-through teddies, chances are if you buy that, she will not be in much of a
mood to wear it and you may never see it. So keep what she likes in mind.

If you do not know, check out her nightgown/lingerie drawer before you leave.
Check for material type (cotton, silk, etc.), colors, and most importantly,
size. She may be flattered if she wears a large and you get her a small, but if
she wears a small and you buy her a large, you may find yourself in trouble.
Avoid anything that says control on the label. Those items are used to firm
and flatten tummys and rears and she would probably not appreciate receiving
them as a gift.

Another thing to remember is if the store offers to wrap the lingerie let
them. Dainty lingerie will look better in their wrapping than if you wrap it in
the paper left over from your cousin's birthday. Presentation is part of the
package with lingerie. Also, if you are uncomfortable in the store, check out
online stores that sell lingerie. You can always start at Victoria's Secret, but
most major department stores like Macys and Nordstroms also sell lingerie. Final
note - remember to keep your receipt just in case it is the wrong style, size,
or color.

Now, what type of lingerie is available? Just about anything you can think
of! Ask yourself what the occasion is. Is this to let her know you love her? If
so, something crotchless or see-through probably will not send that message.
But, if it is for Valentine's Day or your anniversary, something a little more
risqu? might be appreciated. Bras alone have
many different styles including push up, plunge, gel filled, padded, under wire,
seamless, backless, strapless, open cup, and unpadded.

If you are purchasing a bra and panty set, always check out what she has in
her drawer beforehand and definitely make note of the size - of both the bra and
panties. Most places sell at least one pair of panties that match each bra, but
some will sell several so you can mix and match. It will help to know what type
of panties she likes to wear too - thongs, briefs, or high cut bikini.

When it comes to sleepwear, it can be just as confusing. One type of
sleepwear is babydoll pajamas. They usually have very thin straps, a plunging V
neckline, and are very short with matching panties. You will find most of these
made out of silk or satin, materials that always make a woman feel good about
herself. But, if she feels her breasts are too big or too small, or thinks her
stomach is too big, you might want to avoid babydoll pajamas.

There are slips and chemises. Similar to the babydoll pajamas, these are a
little longer and a little better at concealing problem areas such as breasts,
butt or stomach. They too are usually made of silk or satin.

Gowns are full-length versions of the babydoll. Many are see-through or lacey
and can help put your woman in the mood. Babydolls, slips, chemises, and gowns
may also come with a robe.

A pajama set might not sound too sexy, but if it is silky, and buttons up the
front, it can make your woman feel very sexy, especially if she is a plus size
(size 18 or larger). Boxer sets have become very popular lately. The tops are
tight, with thin straps and usually a V neckline, although there are boxer sets
with normal t-shirt tops.

If you are really looking for lingerie to spice up your love life, take a
look at Frederick's of Hollywood (available online). They have been selling sexy
lingerie for over 50 years. They have a wide variety of garter belts, bustiers,
corsets, teddies (similar to the babydoll, but one piece), crotchless panties,
and fishnet stockings - items that may not be available at many stores that sell
lingerie.

What type of lingerie you should get your love depends a lot on her
self-esteem. Many big woman love sexy little teddies, but some will shy away
from them, for fear of exposing too much of themselves. Most stores sell
lingerie in plus sizes, which are a little less revealing. If she is really
athletic, a boxer set might be something she would like. Thin women will look
good in anything, but especially teddies, corsets, and babydolls.

When shopping for lingerie, try to keep in mind what she likes. If you
purchase something similar to the lingerie she already has and in colors you
know she likes, it will probably make her happy. But, keep the receipt just in
case!

Opportunity Cost and Your Long Term Care Decision

If you are out shopping for long term care (commonly abbreviated as LTCI or LTC), I'm going to encourage you to take a look at a way of providing long term care benefits that is probably new to you. On the other hand, if you are in the crowd that thinks they will never need long term care, I would also suggest you evaluate this line of thinking.

Dick and Jane are both age 65, recently retired and models of good health. They have ignored the long term care subject until recently. They just put Jane's mother, who is 88, into a nursing home. Talk about sticker shock! She is in a nice place, but Dick and Jane are not 100% certain that her assets will allow her to stay there for the rest of her life.

Consequently, they have been out looking at long term care for themselves. They figure they can afford to insure a portion of what it might cost them if they ever need some form of LTCI, so they are looking at a benefit of $3,000 a month. The premium is around $4,200 a year.

Here's a new concept that Dick and Jane must become accustomed to now that they are retired. They both had good jobs during their working years. If they ever wanted to buy anything, it was just a question of looking at their income to see if they could swing the purchase. Pretty straightforward.

Now that they are retired, most of their expenditures are going to come from investment returns on the assets they have accumulated, not income from working. So they need to understand the difference between premium cost and opportunity cost. Here's what I mean?

If they elect to buy this $4,200 a year long term care policy, the money has to come from somewhere. Chances are it's coming from the interest earned on perhaps a CD or an annuity. But there is an opportunity cost associated with paying the premiums from earnings on any asset.

Let's say they are going to pay this $4,200 from the interest on a CD they own which is earning 5.4% interest. Since interest is taxable, and assuming they are in a 15% tax bracket, they would have to have $91,300 in that CD to produce $4,200 after tax to pay the premium.

They can't spend the $91,300. It can't grow. Basically, they have committed $91,300 of their assets to pay the premium on their LTC policy. That's the one job of this $91,300. The premium may only be $4,200 a year, but the opportunity cost is $91,300.

Let's take a look at another of their alternatives. It's called asset based long term care. How it works will unfold as I provide the example and contrast below.

One approach to asset based long term care involves re-positioning $91,300 of Dick and Jane's CD to a combination long term care/life insurance policy plan with an insurance company. Here's what moving this money does for them?

The money on deposit with the insurance company grows at interest, but it is tax-deferred interest so the insurance company will not send them 1099s every year for an amount they have to pay tax on like the bank is required to do. In 10 years, assuming current rates, the $91,300 will grow to $127,000; in 20 years $161,000. The CD, remember, does not grow, as its job is to spin off interest to pay the annual $4,200 premium on the traditional LTCI plan.

If either Dick or Jane needs any form of long term care, the insurance company plan will pay them $3,900 a month for 50 months--$900 a month more than the traditional plan.

But here's the real kicker.

If Dick and Jane never need long term care, then the camp that doesn't buy it would have been right. If Dick and Jane bought the traditional long term care plan, in 10 years they would have paid out $42,000 in premiums and about $7,400 in taxes on their CD interest in order to net out the required premium. That's a total of $49,700. The $91,300 portion of their CD would still be $91,300.

However, if Dick and Jane never need long term care, chose the asset based long term care plan and both die, for example in 10 years, the outcome is different. They have paid no annual premiums and the life insurance company will pay about $198,000 tax free to their kids.

Which sounds like a better plan?

Tucson Real Estate

Tucson real estate is flourishing, and it's easy to see why. Tucson is known for having ideal weather - it has a sunny, dry climate that makes it very attractive not only for tourists, but for people looking to settle.

Booming

The boom in Tucson real estate started in 2004, when total sales volume of homes in the vicinity increased by a little more than 55 percent. In the same year, the number of residential units alone rose from around 960 in November to a whopping 1,200 only one month later. Tucson real estate deals are also closed a lot faster than the time it takes to close a deal in other states. In fact, nearly 60 percent of homes in the Tucson area get sold within 30 days after it is listed. This is attributable to the fact that most Tucson homes are considered to be very good deals for buyers; the city is very livable, and the people are very accommodating.

The trend carried on in 2005 and will probably carry way into 2006, especially because the Tucson economy has become conducive to young families, recent graduates and even retirees. A lot of aggressive buyers and investors are taking advantage of the drift and are staring to put their money into Tucson real estate, which is predicted to be very profitable.

Preparing to buy

It?s a good idea to consult expert Tucson real estate agents if you are looking to buy property in the area. Most real estate agencies offer free consultation to allow you to see the costs of real estate in the area, what loan options are available to you, relocation advice etc. As an added service, some agencies even offer free one-time cleaning services for your new Tucson home.

Tips to Save You Time and Money When Investing

Here is some valuable and time saving real estate investing tips that will benifit you and most people which you may not be aware of . . .

Everyone?s reason for selling their property is different and the settlement time in which they want (or need) to sell can vary as well.

When a person is selling a property I like to find out what is their level of Motivation to Sell.

What you need to determine is that some vendors are motivated to sell and will look favourably on your offers in order to achieve a quick sale while others have higher and often unrealistic prices that will not be suitable for your investing needs.

What I would suggest is you focus on those who are motivated and spend less time on those who are not. Don?t ever take their rejection of your offer personally,

And please don?t let fear of rejection stop you from making any offers with any types of vendors.

You will quickly find the motivated vendors by making offers, always include a ?subject to? line included in your the offer. (Subject to Finance, Building inspection, etc)

Always treat the vendor as a businesses partner it is merely a transaction between both parties to achieve a satisfactory outcome.

Be polite and respect them, don?t try to burn them. Concentrate on their needs as well. There are always plenty of deals to be had.

If you treat people this way they will be more likely to want to do business with you. Sometimes they will often come back and take another look at your offer if they can?t get their asking price.

Remember there is always more than one way to skin a cat.

Lightweight Backpacking

Lightweight backpacking or ultralight backpacking certainly enable you to travel more miles in a day. I can easily go farther in my running shoes, with my fifteen-pound pack on, than I could with heavy hiking boots and a forty-pound pack. That isn't all, though. Going light also means more comfort, more freedom and even more safety.

Disadvantages Of Traditional Backpacking

Less freedom. It isn't easy to take a side trip up that hill, just to see what's there. Do it without your pack, and you have to go back the same way to get your pack.

More tiring. It's clearly more tiring with a heavy pack, and you probably won't enjoy yourself as much when you are tired.

More Injuries. Blistered feet, sprained ankles, sore muscles, and back and knee problems are just some of the common consequences of too much weight on your back.

More hassle. Removing and putting on a heavy pack quickly becomes a chore. Some backpackers start to leave it on during rest stops, just so they don't have to deal with it.

Slower. Weight equals slower progress, meaning less access to wild places, since you can't go as far on a trip. It can also mean less time to for enjoyable activities, like a swim in a mountain lake, or a relaxing evening in camp.

Riskier. Injuries are more likely with heavy packs, but that's not the only risk. The inability to move as quickly when a storm is coming or when an emergency requires you to get to a road, can be a real problem. Then there is the possibility of bad decisions due to tiredness.

Lightweight Backpacking Advantages

Safety. Have all necessary items, but bring lighter versions. Lighten the load, and you're less likely to lose your balance and fall, or otherwise injure yourself. You can also respond faster to iffy situations. Safety is also a matter of knowledge and experience. Expert survivalists are safer with no shelter than a neophyte with the best tent. Know how to use you equipment properly, or to read the sky for comimg storms, and you can go lighter and safer.

Comfort. Does 18 pounds on your back instead of 50 sound nice? I completely stopped getting blisters when I started using running shoes instead of hiking boots. There's no sacrifice here. Eliminate twenty-five pounds of pack weight, and you can add back a heavier coat, or whatever you need to be comfortable.

Speed and freedom. When I walk past overloaded backpackers struggling up steep trails, and I have an eleven-pound pack on, I remember being in their place, and I know I am enjoying myself more now. Lightweight backpacking allows you to move faster, but notice I say allows. No requirement, just the option, and that means more freedom.

Never yet have I met or heard about a person who tried lightweight backpacking, and then went back to a heavy load. This isn't to say it's for everyone. Some hiker's bad ankles may require heavy hiking boots, and some bad habits require a big pack to satisfy them. Still, even a backpacker who needs a pillow and big rectangular sleeping bag, can find these in lighter forms.

Try it. You'll experience more freedom, more comfort, more safety, more enjoyment and less suffering. The first time you are fifteen miles into the day, and you realize that you can easily run up that hill - just to see what is there, you'll know you made the right decision. You'll love lightweight backpacking.

Moving Tips Help the Stressed Buyer

Moving is a horrible thing to go through after all the stress of buying a home. I absolutely hate to move. This is partly due to the fact that we've never been able to work out the move out of the home we sold right into the new home scenario. We've always had to move twice with each purchase of a new home. From old home to rental, from rental to new home. It really doesn't make for a happy family.

There are some ways to help with the move. And they aren't the traditional, call the moving company. Here are my top tips for eliminating stress from your move.

First, start with getting rid of stuff. We always laugh and say that we get rid of half and move half. There is no reason to hang onto things that you will never ever unpack. Have a yard sale and get rid of it. Plus, you might make enough money to treat your family to something special -- like a day at the zoo. Or don't mess with the stress of a yard sale and give it all to charity. That's a tax deductable gift, if you get a receipt.

Getting rid of extra stuff not only saves you money in moving, but saves you a lot of time in packing and rearranging stuff. I go through everything as I pack it. Clothes, dishes, toys and papers are all purged. It really feels good -- you know you are starting off more organized and with less clutter.

Move room by room if possible. Don't try to tackle everything at once. If you and your friends are moving you, have them take items by room. This is a great way to move. It is also quite faster. There is no confusion and no moving of boxes into the correct room.

Don't forget to take care of a few things before you even start packing. Arrange for the utilities to be transfered. You don't want to get to your new home and have no water or lights. You should make sure that your insurance coverage will cover your belongings and both properties for the adequate amount of time. Don't cut off the insurance for the home you are leaving until you are actually gone. This is especially important if you have people helping you to move.

And finally, if you are moving a distance -- make sure you know where you are going. Have a map and a route planned. Plan where and when you will stop and how long it will take you to get to your new home. If it is a long trip, make it fun. Stop and see things along the way. Take the time to enjoy the country. Make it an adventure -- not just a move.

Choosing the Safest Car Seat for your Child

Choosing the safest car seat for your child will be one of the most important decisions you'll make during your lifetime. Ease of use, durability and car seat crash test ratings should all factor into your decision making process.

Infant car seats, toddler car seats, convertible car seats and child booster seats are manufactured by over twenty companies. The most popular of these companies are Britax, Peg Perego, Graco, Evenflo, BabyTrend, Safety 1st, Chicco, Compass and Cosco. Child car seat prices range from $50 to over $300 depending on the manufacturer and feature set. Keep in mind that expensive doesn't always mean better. Some of the cheaper seats perform just as well as the top models.

Let's take a look at some of the standard features found in child car seats:

* 1) 5 Point Safety Harness - This is the most secure belt system a seat can have. If the car seat you are considering does not have a 5 point safety harness, I advise you look elsewhere.

* 2) EPS Energy absorbing liner - Most new car seats come with this type of liner. Upon impact, the foam linear absorbs and distributes the energy which decreases the likelihood of seat failure.

* 3) LATCH System - LATCH stands for Lower Anchors and Tethers for Children. It's an easy and safe seat anchoring system that is built into all new automobiles.

* 4) Adjustable Seat Levels - This allows the parent to adjust the seat positioning. The seat can be set to a reclining or vertical position. Seat positioning usually depends upon the size and age of your child.

* 5) Weight Restrictions - Recommended Child Weight is usually between 5lbs and 40lbs.

* 6) Rear Facing and Forward Facing - Infant car seats are always rear facing. Convertible seats are rear and forward facing. Booster seats are always forward facing.

* 7) Removable Padded Fabric - Great feature to have! You will definitely throw the cover into the washing machine multiple times during the life of the car seat. Kids have a knack of making a mess!

Now that you understand the basic features you should be looking for in a car seat, its time to start doing your research. Remember, CHILD SAFETY comes first, so DON'T choose a seat for the way it looks! Most car seats come in multiple patterns and colors. If you can't find one that suits your needs, you can always buy a child car seat cover. One more tip, do not base your decision solely on user reviews written at sites like Amazon.com. They should be used only as a aid in your decision making process. If you're looking for crash test ratings, I suggest you use Google to search for the term Car Seat Crash Test Ratings. Good Luck and best wishes to you and your little one!

Jewelery to Suit You

Jewellery to suit you
Today the availability of costume jewellery is awesome. There is so much to choose from that many of us are like kids in a sweet shop when we go shopping for that special item. Alongside precious and semi precious stones there are pearls (cultured, fresh water, simulated, glass) crystals (Czech, Chinese, Austrian) in all shapes and sizes not to mention an array of different settings. It is not surprising that many of us have difficulty in choosing that special piece of jewellery to complete an outfit.

A carefully chosen item of jewelery can work a magic spell on your look and is just as important as your choice of outfit. In addition to Jewelery complimenting a certain style of clothing it can help accentuate or disguise physical features. However there are more factors to think about than just whether something suits you. A well-chosen piece of jewelery must be comfortable, complimentary but also liked. If your height dictates that you should avoid dangle earrings but you just have to have them, it is important to wear and enjoy them. Your choice of jewelery is a statement about who you are just as much as it is about what suits you.

The following are some tricks that I have amassed over the last 18 years designing jewelery. I hope that you find them useful.

Face shapes
There are primarily 5 different face shapes (oval, rectangle, round, heart and square) and each of these shapes suits a different style of jewelery. However it is not easy to identify which shape you are. Also it?s not just your face shape that needs to be taken into account, as your build (petite, medium, large) is also an important factor in getting the overall look right.

How to determine what face shape you have
Pull your hair away from your forehead with a hair band and stand in front of a well-lit mirror. Its better if you have a friend to try this out on each other.

An oval shaped face has a wide forehead, prominent cheekbones that gradually narrows to a small chin A heart shaped face is similar to an oval shaped face except that the cheeks appear wider in relation to the chin, which is very small and often pointed. A round face is widest at the cheeks with no angles. Long faces have a forehead, cheeks and jaw line of roughly the same width Square faces also have forehead, cheeks and jaw line of roughly the same width however they also have a very strong straight jaw line

As a simple rule if you choose a style of jewelery the same shape as your face you will accentuate it.

Oval face
This is the easiest of the 5 as any style of earring will suit.

Long/ face
Going by the rule above long earrings will make your face appear longer. If you want to disguise a long face short, stud earrings are best matched with a round necklace and neckline. A v neckline will accentuate the length of the face.

Round face
Round/hoop earrings will accentuate a round face. Long, slim earrings will give the impression of length. Add to this either a pendant or V shaped necklace to a V shaped neckline

Heart face Women with a heart shaped face have a narrow chin. If a narrow chin needs disguising choose earrings that are wider at the base. If your heart shaped face is your best feature it will be accentuated with earrings narrow at the base.

Square face For women with square shaped faces avoid harsh angular lines, rather opt for hoop or round shaped earrings with a round necklace Also avoid a square neckline.

Necklines We have addressed, round, square and V necklines but what about strapless and backless.

Strapless dresses look great with choker or simple round necklaces or just a long pair of dangly earrings Backless dresses, or those with a deep V at the back look great with a lariat necklace. This looks like a simple round or pendant necklace at the front but has a string of beads dangling down the back.

Want to look shorter?

If you are tall and want to appear shorter choose either a choker or round style necklace, avoiding long strings of beads. If you have a long neck that you want to show off, long slim earrings and a round necklace are a must.

Want to look taller?

If you are petite and want to look taller opt for V shaped necklaces and avoid choker styles. The longer the necklace the taller you will appear, but not too long-the princess length of necklace at 18 inches is long enough. Very long chunky earrings may dwarf petite frames. If you have a short neck this will appear shorter the longer the earrings that are chosen. Very fine short dangle or stud earrings are the most complimentary.

Chest size Your chest will look larger with a round neckline, halter neckline, polo neckline and choker /round necklaces. It will be minimized with a V neckline and V or pendant shaped necklace.

Bracelets Bracelets can add that finishing touch to your overall ensemble The choice is endless with so many designs about but the most suitable for your frame is as follows. Larger builds can cope with chunky, or many layered bracelets. Also a wide band or cuff looks great. For petite frames fine delicate bracelets will compliment small hands and wrists. .

Finally, always take note of what you are wearing when someone compliments you on how well you look as this is an affirmation as to your choice of style and colour. Happy jewellery hunting!

Air Travel Timesaving Tips To Speed Your Trip

Before ariving at the Airport:

. Avoid wearing clothing, jewelry, and accessories that contain metal. Metal items may set off the alarm on the metal detector.

. Instead, place jewelry and other metal items, including the contents of your pockets, in your carry-on baggage until you clear security. Mobile phones, pagers, keys, lighters, and loose change are examples of items containing metal.

. Put all undeveloped film and cameras with film in your Carry-on baggage. Checked baggage screening will damage undeveloped film.

. Check ahead of time with your airline or travel agent to determine the airline's baggage policy, including number of pieces you can bring and the size and weight limitations.

. Carry-on baggage is generally limited to one carry-on bag plus one personal item. Personal items include laptops, purses, small backpacks, briefcases, or camera cases. Remember, 1+1.

. The limit of one carry-on and one personal item (purse, briefcase or computer case) does not apply to medical supplies, equipment, mobility aids and/or assistive devices by a person with a disability.

. Place identification tags with your name, address and your phone number on all your baggage, including your laptop computer. It is a good idea to place an identification tag inside your baggage as well.

. Pack your outer coat or jacket in your baggage when possible.

. Do NOT pack or bring prohibited items to the airport. Visit http://www.tsa.dot.gov for a complete list.

. Leave gifts unwrapped. Be aware that wrapped gifts may need to be opened for inspection. This applies to both carry-on and checked baggage.

. Avoid overpacking so that your articles don't spill out if your bag is opened for inspection.

. Think carefully about the personal items you place in your carry-on baggage. The screeners may have to open your bag and examine its contents.

. Consider placing articles in clear plastic bags inside your baggage to minimize handing of your personal items.

. If you have a medical implant or other device that is likely to set off the alarm on the metal detector, bring evidence verifying this condition. Although this is not a requirement, it may help expedite the screening process.

. Check with your airline or travel agent to determine how early to arrive at the airport. Ask if you should go to the ticket counter or checked-baggage screening area first. Not all airports are the same.

. Check with your airport to confirm which parking lots are open if you will be parking at the airport. Some lots may be closed for security reasons. Be sure to allow extra time for parking and shuttle transportation.

. Bring a boarding pass, ticket, or ticket confirmation, such as a printed itinerary and a government-issued photo ID. Children under the age of 18 do not require an ID.

. Double check your carry-on baggage to make sure you have removed prohibited items such as pocketknives, scissors, and tools.

. If you do not have checked baggage and you already have a boarding pass, ticket or ticket confirmation, you can proceed directly to your gate through the security checkpoint. Please note that certain airlines do not offer gate check-in.

AT the Airport:

. Do NOT bring drinks or other liquids to the security checkpoint unless they are in paper or polystyrene (e.g. Styrofoam?), sealed or seal-able/spill-proof containers.

. Do NOT bring food to the security checkpoint unless it is wrapped or in a container. Unpeeled natural foods like fruit are ok.

. Put metal IN your carry-on bag, this includes jewelry, loose change, keys, mobile phone, pagers, and personal data assistants (PDAs).

. Take OUT your laptop computer. Place it in a bin, separate from its carry case.

. Take OFF your outer coat. Place it in a bin. Suit jackets and blazers do not have to be removed, unless requested by the screener.

And a Child Shall Lead Them

I wish I could recall where I read this story, but it has stuck in my heart these many weeks now. It is about two childhood friends, who erased the barriers of their religious faith with one giving to the other.

It goes something like this.

It was the Jewish Festival of Lights, Hanukah. Chanah and her Grandmother prepared the special treats and foods traditionally served during the holiday. Decorations carefully placed in traditional locations. Each piece would contribute their significance over the eight nights of Hanukah. It was a joyful time for the Jewish family.

Chanah decided to visit her friend, Maria, with a plate of treats she and her grandmother had made. When she entered her friend?s home, she was surprised to discover that there were no Christmas decorations, as was usual this time of the holiday season for her Christian friend.

Maria confided in Chanah that disaster had struck the family financially. This year a traditional Christmas would not be celebrated in Maria?s home.

Chanah went home and shared Maria?s story urging her family to make Christmas for Maria and her family. Together the family went shopping for gifts, decorations, and even traditional Christmas cookies and treats baked for the family.

Chanah?s family gathered the gifts, a Christmas tree to decorate, along with the food they prepared and made their way to Maria?s home. That evening the two families shared the experience of bringing together the significance of Hanukah and Christmas in true love and fellowship. They shared the gift of giving and receiving.

The truth of the matter is the little girls found more common ground than dissimilar. They were good friends and bonded by love. The differences in their faith minimized, by the similarity of love and charity. Chanah understood the depth of Maria?s sadness with a holiday seemingly blemished due to circumstances not under their control. What Chanah did was extend the joy of the Festival of Lights to brighten Maria?s Christmas celebration.

Two families loving the same Creator demonstrated their love for the Creator with different traditions. Chanah reached out beyond perceived barriers of difference to extend the message of her faith by giving.

It seems we are overwhelmed with the stories of rising animosity between religions and governments. We watch the struggles of families living under bullets and bombs cascading around them. Yet, among ordinary people of faith, from all descriptions, are those who listen within their heart to the Creator?s voice to spread love among the children of creation. It is true from the eyes of the Creator children include the adults.

Simplicity of sharing gifts of the holiday season is obvious if we observe the need manifesting itself in our corner or to the ends of the world. Who in our neighborhood or among family members could benefit from the extension of our ability to share a gift that keeps giving throughout the year.

Holidays can be isolating to many individuals. I applaud the efforts of church and service groups who take the time to prepare and host meals, gather food, toys, and clothing to distribute.

The story of Chanah and Maria bring to mind the family or individuals who may be facing a difficult time this year because of unexpected circumstances. Perhaps in the past they were the ones who gave of their resources, and find themselves in a position of need. They are quietly going through the holidays in silence.

In my own experience we, as a family went through one of our hardest Christmases during my husband?s hospitalization in his last stages of life. I cannot express to you the joy we experienced when hospital staff, friends, colleagues, and family supported us with their presence. We had a Christmas tree in his room. Word got around and everyone who visited brought an ornament to place on the tree.

My children were only nine and seven. The magic of Christmas seemed almost impossible to achieve with days at the hospital. Then my sister stepped in and our home was filled with decorations and a tree my children helped decorate. It became magic that year as we celebrated Christmas at home and at the hospital. It took the edge off of the pain we felt. Today I realize it helped us transition to the next year without his presence.

Like Chanah, we make a difference one person or family at a time. The person without family on Christmas Day sitting in the nursing home may need a visit. A student too far away from home could use a place to celebrate a new experience. The recent widow or widower alone for the first time may need an invitation to share the Holiday meal. Then there is the family who finds themselves unable to create their own magic for their children.

What we experience and share with our own family is the true spirit of the traditions and faith when giving to others. The real gifts of the season are those we give with the purpose of not expecting anything in return.

A child shall lead them?

Spurt in Prices of UK Land ? An Ideal Investment Opportunity?

UK is becoming densely populated to an untenable level. This has led to an acute housing shortage and a sharp rise in UK Land for Sale prices.

Prices for housing and land in UK has shown continuous upward trend due to a robust growth in average earnings - predicted to be close to 5% this year - as well as cuts in interest rates that has combined to prop-up the housing market .

According to Milan Khatri, chief economist at the Royal Institution of Chartered Surveyors, the medium term outlook is for steady price growth.

Despite a fall in the number of mortgage approvals in April, which are viewed as a forward indicator of housing demand, activity remains above the historical average and still point to firm demand conditions, Mr. Khatri said.

Thus investments in UK Land for sale market are increasingly becoming attractive to common investors.

UK Land Highlights

? Unlike equities, the capital growth of land investments is attractive and so is the downside risk
? Better growth and lower downside risk than ANY other investment.
? Growth is consistent
? Unlike equities and land in the right location does not suffer long periods of cyclical decline.

Today, there are a number of companies serving smaller investors select plots of land to buy, and investments typically start at about $10,000.

Following types of plots of land for sale are available across the UK -

Brownfield Land: Brownfield Land is the common term used for previously developed land i.e. land that is or was occupied by a permanent structure. This land is often smaller, resulting in High Rise Development e.g. old petrol station and factories.

Greenfield Land: Greenfield Land simply refers to land that has never been used for development eg Farmland.

Greenbelt Land: Greenbelt Land is largely undeveloped or sparsely occupied land, which historically has been set aside to contain development, prevent towns merging and provide open space. Greenbelt boundaries can change in response to the requirements for additional housing in a controlled manner.

While there is some opposition against moves to grant planning permission to builders on greenbelt and greenfield land but keeping in view the acute mismatch between expected demand for housing and the amount of land available for planned development such moves are necessary.

Moreover release of such land for planned development would create jobs and opportunities in those areas and by increase in the supply the house prices would automatically lower, thereby ensuring that everyone can afford to become a home owner. At present, for the ambitious young generation to own a home is easier said than done. It is also very difficult for the low waged population to build there own homes.

Thus be it a farmland, greenbelt land, greenfield land or brownfield land, buying plots of land for sale has the potential to make stunning returns quickly. Infact prices of land in UK have increased by a stunning 926% in last two decades.

UK Land for Sale Market is thus expected to show a steady increase for coming decade and could prove to be an ideal investment vehicle for common investors

Being pregnate with your first child is a stressful enough time without having to worry about if you have all the items you need for when you bring that little one home. Use the following check list to put your mind at ease:

1. Crib & accessories

Cribs are an obvious item, but sometimes forgotten are the accessories that go inside it. You can easily pick up all bedding when you purchase your crib. Used items can be purchased on eBay: http://www.momsmarketonline.com/baby-ebay.html or new at Buddy Blankets or Zuzu's Place.

2. Clothes

Plan to have several sleepers, onsies, and regular outfits. Don't forget socks! New baby clothes can be purchased at Unique Baby Boutique, and used clothes at eBay or Carrie's Kiddie Closet.

3. Diapers

Be sure to weigh your options between cloth diapers and disposables. Cloth diapers can be purchased at Mrs. MacADoos and several other online baby stores.

4. Baby wipes

Again weigh the options between disposable and reusable. Reusable wipes can be purchased at Natural Home.

5. Baby powder

Non-talc is the best for your baby's sensitive skin. Look for non-talc baby powder at any natural baby store.

6. Diaper bag

Generally given to you at the hospital, but you may wish to have a larger one and more personalised.

7. Bottles

Even if breastfeeding, you will still want to pick up bottles and a breast pump. Breast pumps can be found at Unique Baby Boutique or at local department stores.

8. Baby Bath Tubs

Can be purchased used at eBay, or new at local department stores.

9.Bath products

Check labels and be sure to buy the most gentle soap possible to avoid skin problems. Natural soaps can be purchased at Natural Home, Baby Blossoms, A Family Affair, and other baby stores.

10. Car seat

Used car seats can be found on eBay, or new at your local department store. Make sure you buy an infant car seat first, not one designed for a toddler.

New BMW 3Series Convertible Unleashed

BMW earlier announced its upcoming vehicle - 2007 3-Series Convertible. The sizzling vehicle from BMW will make debut in the Detroit this coming January. It will be offered in both 328i and 335i engine editions in the United States. In Europe, 325i and 335i engine editions will be offered.

The automaker claims that the new 306 horsepower 335i cabrio is capable of generating 62 mph in 5.8 seconds. According to JEZ SPINKS, BMW assured enthusiasts that the new vehicle will be given a folding hardtop roof. BMW will also join the folding-metal-roof club this coming April when it launches the 4th generation of its 3-Series Convertible to the automotive industry.

The best-selling model of the automaker is a product of constant upgrades to BMW auto accessories and parts. In fact, the latest version of the vehicle is given the latest automotive phenomenon, which is the hardtop. Mercedes-Benz SLK and Peugeot 206 CC heightened the growing trend of retractable hardtop in the 90s.

Today, the famed innovators of hardtop are Mazda and Volvo for their MX-5 Roadster Coupe and C70, respectively. Mazda Miata accessories blended with the groundbreaking hardtop boost up the appeal of the vehicle. Consequently, genuine Volvo accessories combined with the hottest technology created Volvo's pride convertible. So far, the most technologically advanced hardtop uses lightweight folding roof.

To join the phenomenon, which is gathering smoke in the auto industry, BMW also adopted said technology in its newest 4-seat 3-Series Convertible. The latter is based on the coupe rather than sedan. Its hardtop is made of electro hydraulic metal roof that open automatically with a touch of a button. The operation only takes 22 seconds. Moreover, said hardtop can also be operated away from the car using the remote key fob. This type of operation is opted by many drivers to preclude accidental opening.

BMW 3-Series Convertible is given leather upholstery with optional SunReflective technology. The latter is applied on seats and armrests to lessen surface temperatures on dark interior colors by about 20 degrees Celsius.

The new convertible from BMW will be unveiled this coming January at the Detroit Motor Show. Further, it will go on sale in Europe on March next year.

Cadillac XLR New Supercar

Clearly influenced by the styling the Mercedes-Benz SLK, the new Cadillac XLR shares the squared off look of other recent Cadillacs. It doesn?t look bad at all, although the headlamps look as if they have been squeezed to fit alongside the wide grille. The performance puts it up in the supercar class.

Top speed is limited to 155 mph, and it can get to 60 mph in about 5.7 seconds ? that's slightly quicker than the Jaguar XK, thanks to the larger engine. Other competitors include the Mercedes-Benz SL and Porsche 911.

Looks can be deceiving. The car is wide and low, and looks big. In fact, it is quite compact, just 177.5 inches long and 72.2 inches wide. The car looks pretty good, particularly from the side. And you get a very practical SLK-lookalike opening roof. I guess most convertibles will be ?metal? convertibles soon, and the rag tops will disappear ? maybe not on all supercars. To save weight, the roof of the XLR is aluminum and magnesium.

Good power output

Also, the XLR has quite a lot of power: 326 bhp at 6,500 rpm and 312 lb ft (423 Nm)at 4,400 rpm from GM?s Northstar 4.6 liter V-8, which could work a bit harder ? 350-360 bhp, which would not be difficult to get from this engine, would make things more interesting.

As it is, it is enough to give the car quite a shove, and as the Northstar has an aluminum block and head with dohc and four valves per cylinder, it revs well. Variable valve timing improves the spread of power, too.

The engine is coupled to a rear mounted five-speed automatic transmission ? 5 speeds put it at a disadvantage against the European supercars which mostly have six-speed automatics, but it is designed to give sporty shifts. Because the box is rear-mounted and the engine is fairly well back, front/rear weight distribution is 50/50.

New frame concept

Based on GM?s new platform for sporty cars shared with the Corvette, the XLR has a fairly light frame of hydro-formed steel tubes. Hydroforming changes the shape quite dramatically, putting in bends, changing the section to a rectangle and so on, making a lightweight frame. The passenger compartment is aluminum, and the body panels are composite plastics. This is a structure that can compete with many a supercar.

This is a fairly light structure, and despite the high level of equipment, the car weighs a healthy 3,643 lb (1,654 kg) which is just 130 lb more than the new lightweight Jaguar XK, and of course quite a bit more than the Corvette which has a lower spec but bigger engine.

Double wishbone suspension

Suspension is the familiar Corvette design of double wishbones front and rear with transverse leaf springs. The result is a simple, lightweight system that gives more roll stiffness - resistance to roll - than coil springs. Also, the spring rate is progressive, so it irons out big bumps in the road almost as easily as little ones. There is also a front anti-roll bar.

To save weight, the double wishbones front and rear are aluminum; of course, the composite leaf springs are light, too. Leaf springs of this type - just one leaf - are actually quite advanced technology as they don't locate the wheels, and involve some clever manufacturing techniques.

The dampers are the new continuously variable electro-magnetic type, and the steering is speed sensitive, so you get more assistance at low speed.

As this is a Cadillac, it comes with a high specification. For Europe, navigation, and heated/cooled seats are standard as are adaptive speed control and a head-up display. The interior, with its wood, leather and aluminum trim is quite pleasant

On the road

Built in the same plant and to the same concept as the Corvette, the Cadillac XLR is best thought of a softened up Corvette intended for those who want a better ride.

Visibility is good thanks to slim pillars in the opening roof, and the almost flat hood. Like the Corvette both the instruments and driving position are good. There is also a head-up display which shows only the speed and which gear you're in, and you don't seem able to switch off. Pity. I did not find it useful.

The steering is not bad at all, and the XLR turns in well, as you'd expect with that weight distribution, but once you start pressing, you start to feel a little understeer coming in, which is not a bad thing for the market this is aimed at ? more the luxury sports car that the hard charging supercar driver. But the car does not corner as fast as you could with more neutral steering.

The automatic is good. In D, the performance is not bad at all, and the kick-down is quite aggressive. There's also a manual mode. Push the lever across to the left, and then nudge it forward for up, and back for down. This works extremely well, and actually is a manual. I mean, some of these actually shift up when you hit peak revs. Not this one; it just lets you stay there till you're ready.

Overall, the Cadillac XLR is a good addition to the ranks of sporty two-seater luxury cars, but not up to the standard of the Jaguar XK nor the Aston Martin V8 Vantage. Others to consider include the more powerful and sportier Corvette and Viper SRT-10. Too new to rate is the Audi R8

A Look At Anderson South Carolina

Anderson South Carolina is an attractive place to visit, to live in or to go on vacation. It offers high to medium temperature ranges along with very low housing costs. It has a population of just over 2500 people and an average of 18 minutes to work commute. In addition to that there are lots of interesting details that comprise its history. There are facts and trivia of Anderson and the surroundings in the area. The crime rate there is also very low.

As the city was once powered by local water will on the Rocky River, it was the first one in the United States to be proud with uninterrupted electricity. This was the reason for Anderson, South Carolina to be nicknamed The Electric City.

This area was first inhabited by Cherokees and in 1977 it was transferred to a surveyor called Andrew Pickens, with a treaty. The Pendleton region, as it was called back then had two divisions ? Anderson and Pickens. The first one called after General Robert Anderson, who was a partner in his surveys of Andrew Pickens whose name was given to the second one.

Due to the fact that Pickens was close to Pendleton people established a township further from Pendleton and closer to the county center. They called the new one Anderson Courthouse. So in fact Anderson, South Carolina started its existence not as a city or a town but as a courthouse.

Nowadays the leading source of income for people in Anderson, South Carolina, is manufacturing and it brings to the citizens, whose average age is 38, an average income of about $28000 per year. On the contrary in the early times of the city the community was primarily into farming ? mostly hogs and corn and some textile industry also was featured.

In respect to education there are Anderson University and The Anderson Adult Education Center, three middle schools, ten elementary schools and academies and a pre-school South Fant Early Childhood Center. There are also two high schools there ? T. L .Hanna High School and Westside High School, which can altogether, provide an alumni rate of 70% of the 25-year-old and older.

Anderson, South Carolina offers 70% sunshine year-round and temperature does not go higher that 90 degrees. The actual crime rate is as low as 7,8 percent and no one wonders why it was the first perpetually electrified city, no matter that the first battle of the Civil War was there, in the same place where the first Red Spider Lilies were grown in the USA. This very city, being the smallest of the three upcountry area ones in not only the seat of Anderson County but is also dubbed ?The Friendliest City in South Carolina? and renowned for its amicability and accessibility.

The government will grant citizenship to retirees or people moving into the country and living off of investment incomes or foreign incomes without taxing personal items, vehicles, and appliances brought into the country. The government values stability and over the past 15 years has placed, and continues to place, high importance on foreigners, which is why Honduras laws protect foreign investors just as they would a native. Foreigners can own land and are not required to lease the land.

Your safety is not so much a concern as it is almost guaranteed. The island of Roatan was once under British rule and many island natives speak English. Unlike some other Latin American countries where safety is of high concern, the Honduran government has taken extra precautions in recent years to keep visitors and newcomers safe.

Unlike other Central American cities, Roatan is removed from most mainstream political conflicts. Roatan?s climate is temperate year-round: the average temperature is 81?F. The people are friendly and the prices of property are on a steady increase, but remain affordable. The people of Roatan are kind, the lifestyle is simple. If all of these traits interest you, then Roatan can be your paradise. Honduras is one of the most reasonable priced places to live in the world and Roatan is no different.

Dallas Commercial Real Estate

Commercial real estate could include several categories of real estate like industrial, retail, investment or office. Commercial real estate stands for property that is used for a business or investment venture that has the potential to provide a return on the money spent. In Dallas, commercial real estate goes largely by the same classification and consists of the aforementioned categories. The main players in the commercial real estate scene in Dallas are brokers, mortgage brokers, architects, property managers, and lending agencies.

As in any big city, commercial real estate in Dallas is situated mainly in downtown Dallas, with its sprawling skyscrapers that vary in their architectures and sizes. The one- and two-storied commercial buildings that dot the downtown area typically accommodate restaurants and night clubs. The recent practice has been to convert some of the old commercial buildings into lofts. Some of the fastest-moving commercial properties in Dallas are retail space, high rise offices, downtown lofts, warehouses and industrial plots, and executive suites. Apart from downtown Dallas, the nearby cities of Plano and Hurst are areas of commercial real estate activity.

The North Texas Commercial Association of Realtors and the North Texas Commercial Association of Real Estate Professionals are two associations that bring real estate professionals from the North Texas area, particularly the Dallas area, together.

The Dallas commercial real estate market has remained vibrant due to the continuous growth of the Texas economy, particularly the Dallas economy. For the period of 2000-2005, Dallas was forecast to be in the list of the top five cities in the nation on the basis of demand for construction of office spaces. The commercial real estate scenario in Dallas has been impacted by the boom in the telecommunications and call-center industries, making Dallas the center of these activities in the nation. This has been driven by the fact that the cost of conducting business in Dallas is eight per cent below the national average. The positive outlook for the telecommunications and wireless industries means that the commercial real estate scene in Dallas would remain bright.

Dallas Real Estate provides detailed information on Dallas Real Estate, Dallas Lake Front Real Estate, Dallas Real Estate Agencies, Dallas Commercial Real Estate and more. Dallas Real Estate is affiliated with Austin Commercial Real Estates.
