The Number One Killer of Children Under the Age of 15 is Almost Always Preventable

(ARA) - Before you hit the open road, there are a few things you need to take care of. You need to make sure your engine is running smoothly, your tires are properly inflated, and if youll be traveling with children, you have the equipment to keep them properly restrained.

According to the Centers for Disease Control, traffic crashes are the number one killer of young children. In 2002, 2,542 children ages 15 and younger died in car crashes; another 294,000 were injured. National Highway Traffic Safety Administration (NHTSA) statistics show nearly half of the deaths and injuries occurred because the children were not properly restrained.

One of the biggest problems were seeing is that parents graduate their children from car seats to seatbelts when they should really be in booster seats, says Elly Martin, who is a spokesperson for the NHTSA. Weve also seen a number of cases where children who are in car seats are not very well secured.

Every state requires that infants and children ride buckled up. However, state laws do not always require the safest way to transport a child. So what is the safest way? The American Academy of Pediatrics recommends that infants always ride in the back seat -- in car seats that can only be used rear-facing until they are at least a year old and 20 pounds.

One of the biggest mistakes weve seen parents make is switching their child to a forward facing car seat too soon. Just because your baby has turned a year old or is over 20 pounds doesnt mean theyre ready. They must achieve both milestones before the switch is made, says Jeff Beyer, senior vice president and chief communications officer of Farmers Insurance.

There are a number of car seats on the market that are considered safe for babies at the in-between stage. So-called convertible car seats can be used as rear facing until the child is up to 35 pounds, or forward facing until they are around 40 pounds. They typically come with three different types of restraints: 5-point harness, T-shield, and overhead shield.

When your child reaches the top weight or height allowed for his or her car seat, that doesnt mean its time for them to switch over to a regular seatbelt. At 3 or 4 years of age, most children are still too short to be safely secured by a seatbelt. If they are not at least 4 feet 9 inches tall, they need the added protection of a booster seat, says Beyer.

* Making Sure Seats are Safely Secured

Pediatricians have done a good job spreading the word about the Academys recommendations, and the statistics show parents are listening. The number of fatal accidents involving children dropped from 2,603 in 2001 to 2,542 in 2002.

We are very heartened by improvements in child safety seat use by Americans; however, there is still room for improvement if every child is to travel safely on our roadways, says Martin.

Despite their best intentions, parents dont always install the seats properly, says Beyer. In the New Parents section of its Web site, Farmers Insurance has numerous tips regarding the proper installation of car seats.

Infant Seats

* Must be used in a rear facing position until child is at least 12 months old and weighs at least 20 pounds

* Never place this type of seat in front of an airbag. The preferred location is in the back seat in the middle of the car.

* Never hold your baby in your lap when the vehicle is in motion.

* Your childs head should be at least 1 inch below the top of the child seat.

* Rear facing infant seats reduce the risk of fatal injury in a car crash by 71 percent.

Toddler Seats

* Should be in the forward facing position for children between 20 and 40 pounds and over 1 year of age.

* When using the seat in a forward-facing position, always use the highest of the three sets of slots provided with this seat for the harness.

* If using this seat in a rear-facing position, the harness should come out of the center or lowest slots.

* The harness should fit snugly with room for no more than one finger between the harness and your childs collarbone.

* Forward-facing safety seats for toddlers reduce the fatality risk by 54 percent.

Booster Seats

* Use forward facing only.

* High-back booster with built-in harness: for children between 30 and 40 pounds. Harness should be replaced by adult lap and shoulder belt when child reaches 40 pounds.

* Belt positioning booster seats: for children between 40 and 80 pounds and up to four feet nine inches. Never use with only the lap belt -- use with shoulder and adult lap belt together. Shoulder belt should cross chest, never over stomach. Make sure belt fastens without extra slack.

Another common mistake parents can make is not properly securing the seat itself in their vehicle. It is estimated that 8 out of 10 seats on American roads are improperly installed. It's Never Too Late To Become A Surfer Dude


A few months ago, a friend called to ask if I'd like to join her on a surfing lesson. Giving thought to my answer, two images flashed to mind. My thirty-nine year old battle weary body, attempting to hang five with a gaggle of bewildered foreign backpackers and pointing school kids. And more vividly, the look on the faces of my settled couple and married-with-kids friends if they knew I was even considering the idea.


Having recently broken out of Sydney's Lower North Shore maximum suburbia and moved to the fun-filled northern beaches, I had already become a prime suspect in their case against dirty-thirties attempting to recapture lost youth. It wasn't that I'd been caught driving a red convertible sports car or acting suspiciously outside Botox clinics. However, I had been hauled into Fresco painted living rooms and interrogated under the glare of designer mood lighting over alleged mixed touch football games on weekends, bar hopping on school nights, and clubbing on any night, sternly warned that such activities were not something a self-respecting man of my age should be involved in.


Sure, count me in I replied. Breaking the news to the fun police couldn't be any more embarrassing than having to answer the question asked of every male living in a beachside suburb, So do you surf? with a mumbled reply about body bashing in a pair of flippers. Besides, one lesson was hardly a commitment. It was like a speed date. I'd hook up with a few boards, share some laughs, make a fool of myself, and never be seen again.


The day arrived, and everything seemed to be was going to plan. Paddle out, thrash about like a puppet on amphetamines, catch a wave, attempt to stand shakily, fall off comically, try to laugh at ones self louder than at those around you, and start again. At this rate, I'd be back in the safety of the pub in no time, telling those who asked, Yeah, I used to surf until I wiped out on a submerged German and did my back in.


Then the most bizarre thing happened. After landing one particularly kind wave and staggering to my feet, the regulation left hook that had sent me crashing to the canvas all day never arrived. I was still standing, surfing right over the top of the remaining backpackers, while the school kids didn't even register a bump!


There was no denying my giant esky lid was about the size of the QEII, and would have remained stable with an entire Central African government onboard, however, gliding across water with the sun on my face, salt on my lips, and sand in my shorts left me exhilarated in a way no Sunday night happy hour ever had. By the end of the lesson I knew that somewhere in a surf shop out there, a shapely piece of fibreglass was calling my name.

From an early age, I'd always loved Sydney beaches. Face-planting on a sandbank after catching a 'dumpa'; having to do a runner across the ouch, ouch, ouch hot sand until we found a place to drop our towels; waiting ravenously in the shop line for a chocolate Paddle Pop and a pie n' sauce with the sensation of course damp sand under my feet, and scent of salt caking bodies under my nose; the golden tanned girls who, well, just walked around being golden tanned girls. My transcendental surfing lesson aboard the HMAS Polystyrene left me wondering, Why didn't I try this years ago?


Amongst a list of very lame excuses, only one seemed to have any validity. Fear. As a teenager without a car, it had been less frightening to stand in the local nets and watch cricket balls fly towards my face, or attempt, and often fail, to jump BMX bikes over 5ft ditches, than let golden tanned girls see me hanging out at the beach with mum and dad.


In my twenties, I was building a career, travelling the world, and discovering that there was more to a female's beauty than the shade of her tan. By this time my parents were permitted to accompany me in public, however, the thought of prehistoric man-eaters licking their lips underneath my bobbing sea biscuit, and tales of 120kg Neanderthals performing surfboard proctology on anyone who accidentally took their wave, ensured the closest I came to the thrills of surfing was through the eyes of a six o'clock sports news camera.


After the lesson I realised how irrational these fears had been. I'd seen dozens of board riders emerge from the sea every day. They all still had their torsos, and very few walked as if they had a surfboard stuck in their backsides. Never again would I allow an issue outside of my control to prevent me from living out my surfing dream!


Which meant I'd need a more tangible fear. It came to me just after the smirking surf shop grommet had taken my money and watched me leave with eight feet of fiberglass, a rubber suit, two packets of golden tan bikini girl board wax, and his sunglasses stand wrapped in my leg rope. Maybe my sensible friends were right after all? Perhaps I was pathetically holding on to a long lost youth?


Coyly making my way down the beach, I felt the stares of beach dwellers boring into me, knowing exactly what they were thinking. A voice came over the lifesaver club speakers. No-one ever understands those announcements, but I heard it clearly, You, the thirty-nine year old bloke in the hysterically fitted wetsuit. Act your age. Put down the surfboard and move back between the flags. Nice and slow. Just as I thought the game was up, I took one last look at the lapping water and realised I'd come to far to stop now. Mustering every ounce of courage in my entertaining frame, I clutched my board like a swagman with his tucker-bag and yelled, You'll never catch me alive, crashing into the sea, leaving the world of epochlitically correct troopers in my wake.


I've been honing my paltry surfing skills for a while now and still find myself upside down more often than not, but it doesn't matter. As any golf hacker will tell you, one sweet drive down the middle of a long straight fairway redeems 99 slices into the car park and dribbles off the end of the tee. Just give me one smooth ride on a glistening blue satin-sheet wave, overflowing champagne froth in my wake, and not a backpacker to be seen between my board and the beach, and this middle-aged delinquent will always be back for more. Because the only thing that scares me these days is imagining what life would be like if I'd never become a surfer dude.


Four things every late starter should know about surfing:


1.Physiological studies have demonstrated that surfing is an excellent form of exercise. An aerobic fitness study at Deakin University found that competitive surfers rate comparable to Nordic skiers and distance runners, whilst my study found it reduced budding man-boobs and wobbly love handles.


2.Male surfers have licence to stand at the back of the beach and ogle women for at least fifteen minutes longer than other men before being arrested, provided they at least pretend to be studying the swells in the water too. Female surfers have no additional ogling rights over other women because men only wish they all did it more often.


3.It is worth investing in a good quality wetsuit. In addition to their heating benefits, they evenly distribute excess body lard throughout the rubber skin.


4.No matter what your mates tell you, a wetsuit should be worn with the zipper at the back. I promise.

The Wacky Eating Habits of a Toddler


Once your child begins to leave the world of baby food behind, meal times can be a roller coaster ride. Toddlers are notorious for being fickle and picky eaters. But, how you handle your toddler's eating habits at this age can have an impact on their eating habits for life.


Toddlers thrive on routine, including mealtime routines. When you disrupt this routine, it can wreak havoc. Unfortunately, sometimes this need for routine means that your toddler wants to eat the same food at every meal for six weeks. Don't obsess about this, but do continue to introduce new foods. For instance, if the favorite is macaroni and cheese, you might try switching the menu to the same macaroni noodles but with a little butter instead of cheese sauce. Then add some grapes or apple slices, and see how it goes. Lie about the name if you need to (this is macaroni and butter cheese, yum!), but offer some alternatives.


My experience has been that alternatives will only be tolerated if the rest of the routine is maintained. So, I never try to get a toddler to eat a brand new food in a restaurant. Only in the privacy of my home, where she can sit in her usual seat, at her usual time will I offer some new food. The main point here is that you must continue to offer other foods. If you are content to let them munch on French fries and mac and cheese forever, they may never be willing to try new foods.


One of the best ways to get your toddler to try new foods is to eat them yourself. My daughter wants anything I'm eating if I haven't offered it to her. So, when she asks to try it, I grudgingly give her a few bites of my food, making sure she understands that I was really enjoying it, but am willing to share. After a couple of days of this, she is ready to eat the same food, calling it her own.


Don't lose hope- nutritionists say that most children get a fairly well rounded diet if one is offered to them. Just find the healthy foods they will eat, and offer those more often than the less healthy ones. But, keep trying those new foods so that your child is reminded that there are more things to eat than macaroni and cheese!

Why Do People Cheat?

People usually cheat because there is a conflict between their physical and emotional desires, said an article I read on the Internet, and it went on to talk about the sex drive (which comes from the reptilian brain) and the emotional monogamous need, which has only been around for a few thousand years.

The reptilian brain has been around for millions of years, the limbic brain less than that, and the neocortex, still less than that. Those are our three brains, in evolutionary succession. The drives and instincts from the reptilian brain are very strong because theyre related to survival reproduction being one of them.

But the sex drive isnt the only instinct coming from the reptilian brain, and monogamy not the only societal restraint put on these drives, and when we fail to mitigate some of these instincts, to think them through before acting upon them, we always end up cheating ourselves, others, and the best deal in the situation.

Emotional intelligence is all about using all of our brains and their capacities. We will always be assaulted, so to speak, by feelings we cant, or shouldnt act upon.
And shouldnt isnt always a bad word.
Should you kill someone because they anger you? Of course not. What stops you from doing it? The thousands of years of evolutionary brain development, the constraints of the civilized society in which you live, and your ability to use your limbic and neocortex brains.

It is a rare parent, for instance, who will do willful damage to their own child, no matter what damage they cause. This is because the limbic brain controls the emotions of social bonding and parenting, and then we also have the neocortex which allows us to think. The catch is, we have to STOP and THINK. We understand when our toddler slams us across the nose with a brick all the things that we understand, while were seeing stars before out eyes, and our parental instinct is stronger than our desire to lash back, even when in pain.

Emotions predate thinking, and are stronger. Theyre our guides and keep us safe and alive. But they arent always appropriate to living in this century. We can no longer eat what annoys us. When we get strong emotions, we can be hijacked, because theyre designed to shut down thinking. If, back when these instincts developed, we stopped to think, we would be dead.

Consider, for instance, if a wooly mammoth were headed your way. The brain pumps out chemicals saying fight or flight, because it doesnt want us to take the time to think. This triggers automatic responses we turn and run, or turn to fight, with all systems on full alert.

You know this feeling if youve avoided a car accident by very fast and automatic actions. Being a cerebral type, the thought even flashed through my mind as I slammed on the brakes the other day to avoid being blind-sided by a driver who mustve been drunk or stoned, that cake on the back seat is going to be all over this car. But slam the brakes and steer for dear-life I did, long before I thought, at least in terms of the seconds it takes to save your life.

People talk about this phenomenon, BTW, saying things like My life passed before my eyes. Its like you think, but it isnt connected to action, and theres a very distorted sense of time. If youve had it happen, you know what I mean. There are times when time stands still.

One strong emotion that hijacks us is anger. Say youre at work, tired and pressured to begin with, and maybe its too hot inside with no air circulation, and maybe the colleague you have to team with on a project isnt your favorite to begin with. If he says to you something that is, or is perceived to be, an insult, you can get hijacked and cheat yourself, the other, and the goals of the project.
You stop thinking and start yelling back, or walk out, and the project is left far behind in the dust and damage may also be done to the collegial relationship.

Must you react to this strong emotion of anger? Sometimes men say they couldnt help hitting their wives because she made me angry. The counter to that is think about it if Mike Tyson made you that angry could you help hitting him? I think you will agree with the statement that even the strongest emotions can be controlled in your self-interest, and stopping to think makes it clearer what your self-interest (and the general good) is.

Another strong emotion like this is fear. If you become intimidated by someone, that is to say scared, you will also get flooded with emotion and not think clearly. Youll cheat again yourself, the others, and the goals.

You know this feeling if youve ever received terrible news. I sat with someone as her doctor told her she had cancer and it was terminal, and the person did not absorb what was being said. Two weeks later she asked me why something was being done, and I had to tell her the news the doctor had. As a self-preservation measure, her brain just shut down.

So how do you keep from cheating? When the emotions are strong, note them, and experience them, but dont react immediately. Respond instead. This means putting a gap between the stimulus (the angering person or event) and your response (action). You can do this first of all by becoming aware. Self-awareness is the cornerstone of emotional intelligence. Without it, there can be no emotional intelligence.

You need to be able to observe yourself and recognize a feeling as it happens. Then handle it appropriately, realizing whats behind it and finding ways to manage fear, anger, anxieties and sadness. Then channel the emotions in the service of the goal, using emotional self-control, stifling impulses and delaying gratification. Finally, you have to be able to do this about the other person, being sensitive to their feelings and understanding their position, and, when necessary, managing the emotions of others using social competence.

Those impulses will always be lurking around. Cheating is an option, not a necessity. Its your ability to choose that gives you Personal Power, an EQ competency, and your freedom lies in that space between the stimulus and the response.

Real estate refers to immovable property such as land, which also includes rivers or streams that may be part of the land, as well as any physical structures that may be affixed to the land like houses, buildings or commercial establishments.

The terms real estate and real property are often understood to mean the same thing, although in some circles, real property refers to the rights of the owner over the real estate. Both terms are used mainly in common law, which is further divided into property law, the laws that refer specifically to the property, and contract law, the laws which refer specifically to the rights of the person over the property.

For centuries, people have viewed land as the primary measure of wealth. Even today, land comprises a large part of the fortunes of the wealthiest individuals and nations. Developing countries who are rich in real estate use this to attract foreign investments that can spur economic growth. However, in recent years, economists have noted that the key real estate investments into developing countries have been derailed by the lack of effective laws to safeguard such investments.

The leading source of capital for purchasing and developing land real property is mortgages. These are loans that banks grant to individuals who use the real property as collateral. Mortgages are favorable endeavors for banks because they can't lose: either the borrower successfully repays his loan with interest or if the buyer cannot pay his loan, the bank can claim the rights to the property through foreclosure, which is an action that is decided in a court of law. Once the property is foreclosed, the bank can sell it to recoup its loan.

This is where economists raise a howl. An analysis of international banking and real estate laws reveals that, in many developing countries, there is no effective way for a lender to foreclose. With no legal or institutional protection, many investors are discouraged from investing in real estate in developing countries. Often, the mortgage loan industry is only open to a select few, mostly engaged in by a cabal of well-connected families who frequently use their social connections in matters of foreclosure.

Types of Breast Enhancers

Breast augmentation is a common cosmetic surgery procedure in the United States. The natural figures are leaving more and more women dissatisfied, but surgery is definitely not the only option for breast enhancement.

It is essential to understand that bust size has no relation to sexual arousal or performance in women. Breast enhancement becomes necessary in women who have undergone mastectomy, for the removal of cancer tissue from their chest region. It is also required in most cases of gender redefinition. Silicon implants work in nearly all cases of breast enhancement. However surgery, apart from being unaffordable for most, does not give the optimum results all the time. An implant comprises of a silicon shell filled with saltwater, placed within the breasts through a small incision. This could result in irregular placement of the implants, shifting, hardening and rupturing, all of which result in an asymmetric and unnatural bust line.

The most commonly used breast-enhancing device is the bra and they are available in pull-up, push-up and even inflatable varieties. The mastectomy bra, available for breast cancer patients is designed to cushion the area beneath while providing enhancement. Enhancers are also available in the form of creams, gels and pills, which come in natural pant-based or synthetic forms. The creams and gels are meant only for external application and are often used in conjunction with medication for breast enhancement. Their main function is to tauten the bust area to facilitate enlargement. The main ingredients of these creams are organic compounds such as stearic acid, glycerin, metylparaben, phenoxyethanol and plant extracts from lavender, jojoba and blessed thistle. Pills contain compounds that stimulate the production of estrogen in the body.

It is essential that patients research the possible allergic reactions to each ingredient before beginning the use of any breast enhancement product.

Enjoy


My senior year of college I went to Chicago to audition for grad school acting programs. I fell in love with Chi town at first sight. The people seemed to smile more and the sun shone brighter. Part of the allure was that I was excited for all the offers I knew I would get. I would just be eaten up with a spoon I knew it. New York conversely would eat me up and spit me out, I looked like a country cousin walking with my head up and backpack on my back like I had never seen a skyscraper before.


In Chicago on the other hand there might as well have been rose petals at my feet when I got off the plane. The windy city would be my salvation. I would get into a great school with full scholarship and stipend, play the romantic lead (on and off stage) for every show I am in, and then either Ed or Matt (Norton and Damon respectively) would sweep me off my feet, we would marry and star in my indie films together. I was practicing my Oscar acceptance speech on the elevated train when I saw an ad for an HMO, placed at a busy intersection. It read, It's only traffic, enjoy your health. Chicago has a sense of humor too. I love it.


I marched into my audition and felt like a million bucks. At the end of my allotted time I thanked them and walked off stage with a sense of accomplishment. It would be a couple hours before I found out how many schools called me back so I enjoyed Chicago. Soaked up as much as I could with the time and budget I had. So with some nooks and crannies yet unexplored I went back to hear the verdict. There were about 50 of us in a room. They called each of our names one at a time and gave us a piece of paper with our name and then under it the names of the schools that wanted to talk to us. (I later found out that was so people would not know the room number of school reps if they were not called back.)


As other people's names were called I was so nervous I hated being in the middle of the alphabet at that moment. I saw other people with 10 names on their list. Some of them didn't seem pleased: The one school I wanted didn't call me back or Only 5 schools this time. I just waited and tried to figure out what number of schools I would be ok with. I decided double digits was definitely too much. Just a handful of schools would need to call me to mean I am not a loser. Then the moment of truth. I got my paper and there it was in black and white. One school and they didn't even want a call back they said they would call. They might as well have said they love me like a sister or it's not me it's them.


On the way out of the building I contemplated the reality of the matter. I had traveled half way around the country to be rejected. I could and have done that back home in Boston. Then I got mad: how dare they not pick me, don't they know who I am? Then I was back at being sad: what am I going to do without a master's degree? I had only been doing theatre seriously for a year and a half. What was I going to do with my barely trained self?


By this time I am at the train station waiting to be taken to my loser's hotel room to eat my loser's dinner before my loser's flight home. That's when I saw it. On the platform there was an ad that said There will be another train in a minute. Enjoy your health. Before the audition that was just funny. Now it was profound. I never ended up getting into any grad school nor did I try the following year as I thought I would. I knew that grad school at least at this point was not for me and stressing about that or my career should never be in my plans. Now I produce and perform my own self-scripted shows and plan on moving to Chicago. I have produced shows that threw me further in debt and a theatre festival that had more people on stage then in the audience but regardless I have made sure with every process that I enjoy.

What you will need:
* Any art supplies you may have laying around such as glitter, glue, crayons, paper (construction, or just from the printer or recycle bin even better)
* Tape
* 10 minutes alone


Pick something that you have been stressing about and keeping you from making more art and/or being happier. Ask yourself: What good comes of worrying about it? Not doing something to change it but simply worrying? You will find no good reason on earth except to promote antacid use. What would it be like if you let the worry go? How would you feel then?


Now write whatever your issue was on your piece of paper and make a sign that you can post somewhere. For example:


It's only grad school. Enjoy your health
It's only a boy. There will be better. Enjoy your health.


You can use the decorations to make it more eye catching. If your coworkers and yourself are all working on a big project it might be helpful to make a sign for your cubicle/office/desk or if you are the boss go ahead and slap that bad boy on the main entrance.

Ways for treating babies that have colic using only natural ingredients.



For any parent whose baby has suffered or is suffering from colic can you tell, it is one of the most painful experiences that they have ever had to deal with in their lives? Nothing can be worse than seeing your own baby in pain and not being able to relieve it for them or even take the pain away. So finding a relief for colic has become a top priority for these parents. Today you will find that there are many types of colic remedy available that may come to your baby's rescue. However each baby is unique and you may find that yours responds to some or a combination of colic remedies that are available. But us poor parents the only way of finding the right one for ours is by the trial and error method, which will hopefully provide the right amount of relief for them. Firstly there is music and sound. Not only traditional lullabies, but both classical music which has been composed specifically for infants and the heartbeat/womb sound CDs are now becoming extremely popular as external remedies for helping to relax the baby suffering from colic. There are a number of websites around which can offer these types of CDs for you. Also other parents have found that by placing their baby in its car seat on top of a running dishwasher, washing machine, clothes dryer or close to a vacuum cleaner which is turned on seems to work. The other tried and tested method used by many parents is a gentle shhhhhing sound in the baby's ear as well as soft whispers and humming or singing can also calm them.


The next thing to look at is the baby's diet. Many baby's who are bottle fed show an improvement when the formula being used is changed for a different one, say one may with soya. Also mothers who are breastfeeding should pay close attention to what they actually eat to ensure that their baby does not have a negative reaction to certain foods in their diets. By trying to eliminate items which seem to be common culprits of causing colic one at a time for week and see if there is any improvement in the colic to your baby. Such products you should consider eliminating from your diet are dairy, caffeine, chocolate and gas producing foods (broccoli, cauliflower, cabbage, onions, peppers, melons, tomatoes, citrus fruits (oranges, grapefruit etc), beans and peanuts).


You could then look at using gripe water, but check the ingredients contained in it before buying it. There are many that are on the market which claim to be natural but do include artificial ingredients and preservatives. Certainly many infants who have colic find that their digestive systems would rather not have these potential irritants placed in them. So it always better to read the label as not all gripe waters can help you, but there are many effective and safe ones that can, just carryout a search of the internet and you should find some that are suitable for your needs.


If you really want to do something different then give your baby and warm aromatherapy bath or massage. Just add a few drops of lavender oil to some warm bath water and then follow this up with a massage. It is best if you focus the massage on the stomach area to help relieve the trapped gas which is causing the pain. There are many books available that can help you learn these baby massage techniques as well as on the internet. You can also purchase specially oils made with lavender, chamomile and fennel which are specifically designed for using for massaging your baby and these can also be found on the internet. Now we will look at swaddling. Many parents have found that there upset or distraught baby will become soothed when swaddled or held close to their mother or father's chest as the sound of their heartbeats is reminiscent to the baby of the comfort and safety that they felt in their mother's womb. Many mothers have found that their babies when attending nursery become soothed if upset by being swaddled. The methods of folding soft stretchy blankets are easy for you to learn and you will find both instructions and diagrams online as well as being able to get books and magazines on the subject. The final method we are going to look at is motion. This involves the parent either walking, rocking or some other form of gentle movement which most infants/baby's find very comforting. Some parents swear that a good old fashioned rocking chair is all you need to accomplish this. Whilst other parents have found that pushing the child around in their pram or out for a drive in the car also works. Another thing to try is putting your baby in a chest carrier or sling and just wandering around the house carrying out chores as it is all hands free. You could also walk with your baby facing down across your arm and with your hand under their abdomen and just apply gentle pressure, this is often known as the colic hold position and seems to be quite effective in some cases. However as many babies like to be outside and all enjoy being put in a swing, maybe using a combination of this with other things may be what bests suits your baby.

Player Profile: Hoyt Corkins


Hoyt Corkins is one of the more colorful professional Poker players, known as much for his aggressive (all-in) playing style as his signature black cowboy hat and dark glasses.


His professionalism, however, is in contrast with his Poker playing. At the table, he is soft spoken and well mannered, belying the nicknames bestowed upon him by fellow players: Mr. All-In, Nightmare and Cowboy.


Corkins' ake no prisoners playing style backed by skill and cunning brought Hoyt his first Poker Championship in 1992 at the World Series of Poker (WSOP) tournament along with $96,000 and his first bracelet.


His second major Poker coup did not occur until 2003 when Corkins took home a healthy $1,089,200 winning the World Poker Tour (WPT) at Foxwoods. In 2004, Hoyt Corkins finished just behind winner Gus Hansen in the WPT at Pokerstars.com Caribbean Adventure. His consolation prize was a mere $290,065.


One of the major Poker champions, Corkins was a small town boy raised in rural Glenwood, Alabama. Although his roots are in Alabama and he still maintains a home there, Corkins also has a home in Las Vegas (where else?) so that he can be close to the action and the game that has brought him fame and monetary success.


You might say Hoyt was born go the game since his father hosted cash card games every week and seeing his son's obvious interest in the game, taught him the fundamentals of Poker. Those lessons and Hoyt's natural talents have led the Alabama Boy to winnings (as of 2006) of over two million dollars in live Poker Tournaments.


It was in 2005 as well that Corkins won a second place prize of $325,000 in the WSOP Tournament of Champions Free Roll - the winner being Mike The Mouth Matusow.


Corkins has been in the money in Tournament competition seven times but it looked like he had given up Poker altogether when after a successful year in 1992, he disappeared from the Poker scene for no less than eleven years due to the emotional upheaval of a divorce.


Hoyt Corkins came back with a vengeance in 2003, a new man with a new fianc? (Natalie) and won what was at that time a record breaking prize of $1,089,200 at Foxwoods.


When away from the Poker tables and Tournaments, Hoyt resides in Alabama where he has a ranch with sixty head of cattle.

The Role of Qualified Intermediary In A 1031 Like Kind Exchange

Exchanging is a creative method for marketing property. Section 1031 of the Internal Revenue Code (IRC) offers a golden opportunity to motivated real estate buyers to defer the capital gains tax liability associated with the sale of a business or investment asset. 1031 exchanges ensure maximum return on investments to people of all financial backgrounds. However, to qualify for 1031 like kind property exchange the transaction has to be done in accordance to the detailed rules, regulations and compliance issues set forth in the tax code.

Also known as a facilitator or exchange accommodator the Qualified Intermediary serves a critical function under the Internal Revenue Code. Choosing an Intermediary to facilitate the 1031 exchange is the first and most important step. The Qualified Intermediary should be a corporation that is in the full-time business of facilitating 1031 exchanges. The Internal Revenue Code requires that the person or entity serving as QI cannot be someone with whom the exchanger has had a business or family relationship prior to the transaction. It has to be an independent organization whose only contact with the exchanger is to serve him as a QI.

A Qualified Intermediary must be used to facilitate the 1031 Exchange Transaction. By definition a 1031 Qualified Intermediary is an independent and professional facilitator who receives the funds from the original sale and holds the funds until they are needed to purchase the new exchange property. The Qualified Intermediary then directly delivers the money to the closing agent who delivers the deed directly to the real estate investor.

The QI is responsible for performing the following activities in a 1031 Property Exchange:

? Acquiring the Relinquished Property from the taxpayer
? Transferring the Relinquished Property to the buyer
? Acquiring the Replacement Property from the seller and
? Transferring the Replacement Property to the taxpayer

The QI can perform all these without ever actually taking title to either of the properties. The QI is responsible for properly filling out the appropriate tax forms for the client. A QI typically provides three different documents: the exchange agreement, an assignment, and a notice. The exchange agreement is a contract between the client and the QI that sets out the rules, which must be followed in order to complete the 1031 exchange. The assignment of the sales contract to the QI must also be in place. This is because, theoretically, the QI steps into the client?s shoes and sells the property. The third document the QI provides is a notice to the party on the other side of the transaction advising that the transaction is a 1031 exchange. The purpose of notification to the other party is to prove that the exchange was in place at the closing.

An exchanger must be particularly aware of selecting a qualified intermediary before going into the transaction. There are hundreds of qualified intermediaries providing like-kind exchange services today, but most of them don't have the necessary insurance, bonding, financial backing, transactional structure, and internal controls that should be required of them. Exchange funds are often grossly under-insured, under-protected, and at risk. In today's volatile economic climate, choosing a financially solid, time-tested 1031 qualified intermediary with the necessary financial strength, resources and backing are crucial for the safe completion of a 1031 like-kind exchange transaction.

  • Infants are more organized. Parental rhythms (walking, heartbeat, etc.) have balancing and soothing effects on infants.
  • Infants are humanized earlier by developing socially. Babies are closer to people and can study facial expressions, learn languages faster and be familiar with body language.
  • Developmental milestones such as learning to walk, talk and toilet train are reached earlier.
  • Contrary to western cultural myths, independence is established earlier.
  • Aggression is diminished.
  • Attachment between child and caregiver is more secure.
  • Decreases risk of positional plagiocephaly (flat head syndrome) caused by extended time spent in a car seat and by sleeping on the back. Sleeping on the back is recommended to decrease the risk of SIDS. Cranial distortion resulting from non-vehicular time in car seats has shown to be more severe than in children who develop plagiocephaly from back-lying on a mattress. Concern over plagiocephaly has also lead the American Academy of Pediatrics recommend that infants ?should spend minimal time in car seats (when not a passenger in a vehicle) or other seating that maintains supine positioning. None of the babywearing positions require infants to lie supine while being carried. Infants can even be worn while sleeping, also decreasing sleeping time spent in a supine position.

    Although there are some who argue that the expectation of increased involvement with children inherent in attachment parenting and babywearing practices may create undo stress on parents, particularly on working mothers, most parents will attest that infants are happiest when close to their parents, especially to their mothers.

    Given the benefits of babywearing, it comes as no surprise that Baby Bjorn, one of the pioneers of the modern baby carrier, is often recommended to new parents.     Loan Officer Training: The Truth About Realtor Marketing

    Why can't I get more loans from realtors? Why are realtors so difficult to work with? Nearly every loan officer has asked him/herself one of these questions at some point. Unfortunately, while there are plenty of companies that claim to offer solutions, many of these so called solutions turn out to be nothing more than the same information you have seen a thousand times before.

    Thankfully, this article is not the same old information repackaged to look new. In fact, my goal in writing this article is to open up the eyes of as many originators as I can to the truth about marketing to realtors.

    With this being such a broad topic, it is difficult to find a good starting point. I finally decided to begin with a discussion about why realtors act the way they do. I decided on this as a starting point because of the fact that so many loan officers seem to complain about the attitude they seem to encounter when marketing to realtors. Here are the most common complaints I hear in regards to agents:

    *Realtors are too hard to work with

    *Realtors already have loan officer relationships

    *Realtors stick their nose in my business

    *Realtors expect too much

    *I can't deal with the condescending attitude

    These are just a few of the many complaints I have heard from loan officers around the country. If you're reading this article then I'm sure you have some of these complaints as well. Perhaps you contacted a few realtors yourself only to be greeted with a negative tone and attitude? If so, then now it is time to find some answers.

    Answers, We have some!

    In order for us to understand why we are treated the way we are when attempting to build realtor relationships, we need to experience exactly what agents experience. We can do this by looking at the past few years.

    In the last few years market conditions have been favorable enough to allow just about anyone with decent sales skills to enter the field and earn a very comfortable living. This continued long enough for mortgage companies to resign themselves to hiring just about anyone with a breath and a pulse just to keep up with the demand for refinances.

    While this may have worked out well for those doing the hiring, it wreaked havoc on the reputation of those who are in this business for the long haul. Even under the best of conditions loan officer education tends to leave the student thirsty for proper education, so you can imagine the depth of training that is offered when speed is the primary focus.

    Let's go a little deeper into this scenario and fast forward to our current market condition. As interest rates have moved upward and the easy deals have dried up, many of these loan officers who have survived on nothing more than refinances for the past year or two are now receiving a wake up call. With the easy business gown, many of these originators have either exited the business or attempted to replace the refinance income with purchase business.

    It doesn't take much of an imagination for you to visualize the outcome of this scenario. Thousands of desperate loan officers who have never originated a purchase transaction before can easily create a negative image of our profession. In fact a recent survey was conducted to rate the level of consumer confidence in various professions. The results showed that consumer trust in loan officers was only slightly higher than the profession of used car salesman. What does that tell you?

    Now imagine that you are a real estate agent and your paycheck depended on this group of individuals. Imagine how often these agents have been hit up for business by desperate loan officers.

    In fact, you don't even have to imagine as we have some figures for you. After conducting a survey with over 100 local real estate agents (Midwest) we found that the average realtor is contacted for business by loan officers an average of 35 times per week! Think about that for a moment.

    Whenever you begin to wonder why a realtor is somewhat short with you on the phone, remind yourself that this could be the 35th time this agent has been contacted this week. To be fair, I do need to clarify that this number of 35 contacts per week does include direct mail and email as well. However this does not include all of the other affiliates who are also looking for business such as title reps, real estate attorneys and appraisers.

    If you were to stop and consider the implications of this information, you would realize that this means that each month, the average realtor is receiving around 140 messages that are intended to ask for business in one way or another.

    That's a lot of marketing chatter to filter through! If this agent has been in business for even one year, this means that he/she has listened to thousands of messages from other loan officers and has probably heard just about every beat around the bush approach and promise you could imagine.

    How long do you think it would take for you to build up a wall of sales resistance in a similar situation? Just think about the way we treat telemarketers if they call and interrupt dinner a few times in one night? Are we eager to hear their sales message, or do we blow them off? Perhaps we even join the Do Not Call list to actively protect ourselves from hearing these sales messages. Are you beginning to see how agents must feel?

    One other thing to keep in mind is that throughout these thirty five contacts per week the number 1 most common pitch heard by these agents is I'm here to help you build your business. or I have leads to share with you. A close second is We have great service and great products.

    If everyone else is using this approach, what do you think happens when you do too? You are brushed off as just another loan officer who over-promises and under-delivers just like everyone else.

    This is definitely not the first impression we want to make with agents. As if this weren't bad enough we also cannot forget about the loan officers who are willing to do or say anything to get a loan. These are the people who are giving us a bad name in the industry and destroy our credibility. Just about every real estate agent has worked one time too many with a loan officer who caused major problems throughout the purchase process through lack of communication, and underhanded tactics.

    With all of this going on, it's time for us to stand up and take responsibility for our current situation. If we are using techniques and scripts that make us appear to be just like every other loan officer out there, is it any wonder that we keep hearing the same objections over and over again?

    Once we take responsibility for this situation, we are free to do something about it. The great thing about this process is that once we minimize this problem, we minimize others as well. For instance, have you ever worked hard to get an appointment with a real estate agent, work hard to impress him/her during the meeting, only to hang your head in frustration as the agent promises to give you business, but never delivers?

    The solution to this problem is just about the same as the solution to the first problem. See, both of these attitude patterns are caused by either a lack of trust or a lack of credibility, or we simply have not demonstrated enough value to justify the agent taking the risk of using a new loan officer.

    Whenever a real estate agent uses a new and untested loan officer you need to realize that not only are they risking an unpleasant process, but also their entire paycheck, credibility and potential for referrals. If an agent sends a client to you and things go wrong, the finger of blame is pointing at both you and the agent.

    Shopping for school supplies can be exciting, but it is also rather confusing, particularly as your children get older and have more complicated needs. This article will provide you with the basics that you will need to have for your school aged children, but you should also ask for the supply list from the school they attend. The school supply list will have the specific list of supplies needed for each grade and often where you can buy each item, making school shopping much easier.


    All students will need the following items:


    Adhesives: This would include glue, glue sticks and tape. Find out which kinds are necessary before buying, since various school projects will require different types of adhesives.


    Folders: Pocket folders work best as they make it pretty much impossible to lose the papers inside them. If your child is accident prone, get the plastic, waterproof kind.


    Measuring instruments: A ruler is usually the necessity in this case. Older children may need to have triangular rulers as well as a compass for circles. There are great kits available that include everything necessary for measuring.

    While these are the most vital school supplies that will be required, you will want to expand a little on the list. It is difficult for children to stay organized, particularly in the lower grades when they have huge quantities of art supplies. To help your child stay tidy, you will want to get them a backpack and at least one box or pencil bag to keep art supplies in. A smaller box is ideal for storing all those markers and dozens of crayons, making it easier to find the item needed, while a larger one can work well to keep larger items in. An art apron can be very useful in protecting clothes, if the school doesn't provide one.
